Who For: Southern Housing

What: 78 units, 412 sqm commercial + 8 houses

Architect: Fraser Brown MacKenna

Southern Housing sought to redevelop the Fulneck block within the Stepney Green Estate.  The existing building was poor, both in terms of the accommodation offered for residents, but also in terms of the contribution it made to the streetscape and the conservation area.  The redevelopment contains 78 apartments set around a landscaped courtyard.  It provides an active frontage onto Mile End Road with shops and a cafe facing out onto the street – filling a ‘void’ of activity caused by the blank facade of the original building.

The scheme incorporates a number of Estate-wide improvements, including the creation a light, open route between the north and south courtyards on the Estate for the first time.  A landscape design by MESH further binds the two parts of the Estate together.  The proposal was approved by the London Borough of Tower Hamlets in August 2010.  CMA Planning also successfully renewed a further permission for another element of the Estate regeneration, Beveridge Mews which contains eight terrace houses, in October 2010.  This element won the 2013 RIBA London Award, whilst also being shortlisted for the 2013 Housing Design Awards.  Both parts have now been completed.
