This 0.35 ha site is adjacent to the Stoke Newington District Centre and well served by public transport being within easy walking distance of Stamford Hill and Stoke Newington overland stations and local bus routes.  The site was identified within the London Borough of Hackney's Development Framework as offering potential for mixed-use development of up to 50 units. 

The site was home a single storey retail warehouse occupied by Carpet Right, which was demolished to make way for a series of new buildings ranging from 3-6 storeys in height.  The proposal includes 80 self-contained dwellings, all designed to meet the aspirations of the London Housing Design and Lifetime Home requirements. The scheme also includes 307 sqm of retail space and 507 sqm of business space as well as landscaped amenity space and car and cycle parking at basement level.

CMA Planning secured planning permission from the London Borough of Hackney in September 2014.  A key part of the submission was that whilst the number of units significantly exceeded the number envisaged in the Development Framework, the extra could be accommodated in an acceptable manner.  The scheme was completed in 2018. 

Since then, the scheme has won numerous awards including the Civic Trust Awards 2018 - Regional Finalist, Sunday Times British Homes Awards 2018 - ​Development of the year - Highly Commended , Planning Awards 2018 – Shortlisted and WhatHouse? Awards 2018 - Best Mixed-Use Development – Bronze Winner.
