The site, located just off Seven Sisters Road in Holloway, was previously occupied by an industrial unit. In order to secure planning permission from the London Borough of Islington in December 2008, CMA worked with the client, the architect and the project team to overcome and address a range of issues, which included loss of employment space, density, design, scale and massing as well as the impact on neighbouring properties.
The proposal creates a dense residential block with high quality architecture and good quality new homes. A key part of that was ensuring as many of the flats as possible had their own private amenity space and were dual aspect. The scheme also features a generous communal courtyard as well as green roofs, to provide visual interest and ecological / sustainability benefits. The application did generate objections from some neighbouring properties, but CMA worked successfully to address points raised and presented the scheme to the Planning Committee.
In February 2010 CMA then secured permission for a revised scheme, with 15% affordable housing and reduced s106 contributions, taking into account the viability of the development.
