Who For: Bluecroft / IPE
What: 58 homes
Architect: Stockwool
The site was previously occupied by an old boiler house, which had served to supply heat to the adjoining housing estate, but had not been used for several decades. Unused and inaccessible, the site represented a major waste of land.
The proposal will see the site redeveloped to provide 58 much needed new homes, including 35% affordable provision and many family homes. These would be arranged in an L shaped block, reaching up to six storeys in height.
Key issues that had to be tackled during the planning process included the height, impact on adjoining blocks of flats in terms of daylight and privacy, playspace / amenity space provision and servicing. CMA Planning worked with the design team to address these points and secured approval for the scheme from the London Borough of Tower Hamlets in January 2018.
