Peabody bought the 0.3ha former St Olave’s House Nursing Home from the NHS, which contained two vacant buildings: the former nursing home and a temporary building for a former ambulance centre. The site, which is located on Lower Road near Canada Water, was surplus to NHS requirements. The sale generated vital funds for the NHS, while simultaneously delivering much needed housing for London on what is currently an unused site in a prime Southwark location.
CMA worked with Peabody and the project team to bring forward this site for housing purposes. The scheme comprises two blocks, with a lower scale building facing onto Ann Moss Way with a larger scale of fronting onto Lower Road. The shapes of the buildings will create areas of open space throughout the development and will create an open space, providing a visual connection between Lower Road and Ann Moss Way. The design will maximise the south-facing private areas, opening onto landscaped courtyards.
Following detailed discussions with the London Borough of Southwark, planning approval was secured for the new scheme in January 2020.
