What: 66 homes and 252 sqm retail space

Architect: Bell Phillips / PRP Landscape

Planning approval was secured for this new mixed-tenure housing development in Abbey Wood for Peabody in February 2020 from the London Borough of Bexley.  The building incorporates 66 new homes arranged over ten floors with commercial units terminating the existing high street.

The development steps in height from three to 10 storeys to negotiate between the modest scale of Abbey Wood Village and the surrounding woods in which the ruins of the historic Lesnes Abbey are located, whilst also reflecting its location close to a Crossrail Station and within a Housing Delivery Zone.  Rooftop terraces provide amenity space for residents with views northwards towards the River Thames and incorporate planting that references the surrounding woodland.

The brickwork incorporates rustication and variation in mortar colour resulting in a stratified appearance inspired by the geology of the site and the Abbey ruins.
